My business is 90% referrals and 100% referral driven.

Why I qualify to receive your referrals:

I have been selling real estate full-time in the Simi Valley area since 1979.
For the first 18 years I was with Coldwell Banker where I earned Top Producer and Presidentís Club status consistently.

For the next 10 years I was with CENTURY 21 Hilltop. During that time I have been honored with the status of CENTURION Agent and my production has placed me in the top 10 of the company. I was inducted into the CENTURY 21 CENTURION HONOR SOCIETY as a Charter Member.
I am now with Troop Real Estate with 17 offices and over 600 agents. We are the largest Independent Real Estate Company in Ventura County.

I am not a part-time agent. I am not a new agent. I am a full-time experienced professional and I know what I am doing.

Any real estate agent, even one with one day's experience, can sell you a home or can sell your home. Experience, however, is critical and can make the difference in a smooth & successful transaction.

With buyers, the ability to be able to listen to their wants and needs and then be able to determine which homes fit those wants and needs takes experience. The experience to be able to look past the current inventory to determine which home really is right for the buyer. The ability to write the offer to insure that the buyer actually gets the home while at the same time insuring that the buyer does not over pay for the home. Most important, managing the escrow process to closing.

With sellers, it is the ability to understand the market, to know when to recommend pushing the price ceiling and when to back off. The resources to insure that the home is marketed to insure the seller receives the top price possible in the shortest amount of time. Most important, the knowledge to insure a smooth transaction and to keep the client away from potential legal problems.

It is not about awards or production levels. It is also not about sales and commissions. It is about insuring that the outcome of the transaction is in the best interests of the client. It is about not selling the buyer the wrong home just to make a sale. It is about selling the home in a manner and time frame that meets the needs of the seller.
When you refer me to a friend, business client or family member, or use my services yourself, you can be sure that they will feel that they have received the level of care and service that not only makes buying and selling a home bearable, but enjoyable.

The designation of Seniors Real Estate Specialist is awarded to only a very small percentage of real estate agents. The designation indicates that the real estate agent has been trained in the specialized needs of seniors. I am proud to hold the designation of Seniors Real Estate Specialist.

Any real estate agent that has a license can sell a home to a senior or sell their home. Many seniors, however, have needs and requirements that most real estate agents are not aware of. The first is the one that almost every real estate agent will avoid. It is simply should the senior sell or buy at this time. This is why I have developed this web site. Seniors have choices.

One of them is to stay where they are most comfortable. The first step in helping a senior buy or sell a home is to determine if the senior really needs to buy or sell. Real estate agents are trained to look at buying and selling homes from a financial point of view. Can you afford to buy? Can you afford to sell? I look at it from a Wants and Needs point of view. If you really do not want to move their are many potential solutions. In home assistance to help with chores. A reverse mortgage to help with finances. Meals on Wheels to help with nutrition. These and hundreds of others may be available to solve the real reason a senior thinks they want to move.

If moving is the right answer a real estate agent needs to be in-tune with the seniors needs. My husband tells the story of a sale that took place in the real estate office he was managing years ago. An agent in his office sold a home that was listed by another broker that was owned by an elderly lady who was an ex-nurse. The sale went smooth and on the day the buyer was supposed to move in the lady was still in the home. No one told her that she had to move. The real estate knew that she was in fact going to move in with family. The real estate agent never inquired as to which family member she was moving in with. Never inquired how she was going to move. If she had contacted the family member. If she had made arrangements to move, etc.

Many seniors need no help at all. List the home....sell the home....tell me when I need to be out of the home. Many, however, need help in determining where to move, how to move, how to par down their years of collections and how to coordinate the hundreds of details involved in a move. There is also property tax and capital gains tax consequences involved. Selling a home the wrong way or at the wrong time could cost seniors thousands of dollars in unnecessary taxes. They may also need help in finding organizations that can provide assistance for their particular needs. Many seniors will also need help in staging their home for sale. If you are a senior. If you are planning to buy or sell a home. Insure your real estate agent has the SRES designation. Insure your real estate agent is Pam Silverman.

When you get ready to place your home on the market for sale it becomes a product. Similar to a product on the shelf at your local store, the product has features and benefits as well as pluses and minuses, and competition. To compete with the competition in the marketplace you must be priced right and look better than the other products. Your home is no different, it is one of many homes for sale and you must present it, to the buyers, in the best possible light.

Staging is the process of preparing any home for sale, regardless of price or location. Using a proven, professional set of guidelines your house is reviewed for compliance with preset standards, and any necessary modifications are made. Once your house meets these criteria, a Staged Home Certificate will be issued and your home will be registered as a Staged Home. This entitles your home to a special marketing program developed to promote those homes which have been designated as Staged Homes.

This unique system has proven to help sell homes faster and/or for more money. Real estate agents will have great confidence in showing your home to potential buyers because they know it is Staged and ready to be sold.
