With sellers, it is the ability to understand the market, to know when to recommend pushing the price ceiling and when to back off. The resources to insure that the home is marketed to insure the seller receives the top price possible in the shortest amount of time. Most important, the knowledge to insure a smooth transaction and to keep the client away from potential legal problems.

It is not about awards or production levels. It is also not about sales and commissions. It is about insuring that the outcome of the transaction is in the best interests of the client. It is about not selling the buyer the wrong home just to make a sale. It is about selling the home in a manner and time frame that meets the needs of the seller.

Any real estate agent that has a license can sell a home to a senior or sell their home. Many seniors, however, have needs and requirements that most real estate agents are not aware of. The first is the one that almost every real estate agent will avoid. It is simply should the senior sell or buy at this time. This is why I have developed this web site. Seniors have choices.

One of them is to stay where they are most comfortable. The first step in helping a senior buy or sell a home is to determine if the senior really needs to buy or sell. Real estate agents are trained to look at buying and selling homes from a financial point of view. Can you afford to buy? Can you afford to sell? I look at it from a Wants and Needs point of view. These and hundreds of others may be available to solve the real reason a senior thinks they want to move.

If moving is the right answer a real estate agent needs to be in-tune with the seniors needs. My husband tells the story of a sale that took place in the real estate office he was managing years ago. An agent in his office sold a home that was listed by another broker that was owned by an elderly lady who was an ex-nurse. The sale went smooth and on the day the buyer was supposed to move in the lady was still in the home. No one told her that she had to move. The real estate knew that she was in fact going to move in with family. The real estate agent never inquired as to which family member she was moving in with. Never inquired how she was going to move. If she had contacted the family member. If she had made arrangements to move, etc.

Many seniors need no help at all. List the home....sell the home....tell me when I need to be out of the home. Many, however, need help in determining where to move, how to move, how to par down their years of collections and how to coordinate the hundreds of details involved in a move. There is also property tax and capital gains tax consequences involved. Selling a home the wrong way or at the wrong time could cost seniors thousands of dollars in unnecessary taxes. They may also need help in finding organizations that can provide assistance for their particular needs. Many seniors will also need help in staging their home for sale. If you are a senior.
