Sometimes it is not a decision between staying at home or utilizing assisted living. Sometimes it is just a matter of size. For seniors who can, many times the ideal situation is living at home, but if the home is too big to manage the senior can get overwhelmed. Often it is a case of eliminating stairs. As seniors age getting around a two story or multi-level home can not only be difficult but unsafe.

Downsizing can accomplish many objectives:

  • Eliminating unused rooms that have to be maintained.
  • Eliminating stairs.
  • Eliminating the mortgage.
  • Being closer to family.
  • Being closer to shopping, senior centers and other daily activities.
  • Being closer to medical assistance and support groups.

If you are 55 or over and are selling and buying in Ventura County, Prop. 60 allows you to take your current property tax base with you as long as the home you are buying is equal or less than the home your sold. (Under certain circumstances you may actually be able to purchase a home that is 5% higher than the one you sold.) If you are selling your home in one California County and purchasing one in another California County you MAY be able to transfer your tax base depending on the Counties involved.
